Expert Q&A โ€” Your Hotel
GROW Plan
My OTB for next month is 18% behind last year at the same point. What should I look at first?
Commercial Team: First, compare this year's on-the-books channel mix to last year's at the same point. If your direct and corporate share is lower, that's the gap to close first โ€” not more OTA exposure. Second, check whether your rates are above or below last year on those dates. If ADR is higher but OTB is lower, you may be pricing ahead of demand. Third, look at cancellation rates โ€” if you were carrying more tentative bookings last year that didn't convert, your pace comparison is misleading. Send us the breakdown and we'll look at it specifically.

The Problem

Independent hotels make expensive decisions every week without anyone to ask.

Should you close your lower rate categories this weekend? Is your Booking.com dependency a real problem or a manageable one? What should your owner report actually include? How do you build a revenue strategy when you have no revenue manager?

These are not questions Google answers. They require someone who has been in your position โ€” who has managed a channel mix crisis at 10pm on a Friday, built a pre-opening budget for an owner who keeps changing the scope, or had the conversation with a Booking.com market manager about rate parity.

Questions we answer every week

My Booking.com share is 74% of all bookings. Is that a problem, and how do I fix it?
I am opening in 90 days and have no pricing strategy. Where do I start?
My RevPAR is flat but my ADR is up โ€” what does that usually mean?
How do I structure a rate conversation with my owner when the numbers aren't great?
What's the right cancellation policy for a resort in high season vs. shoulder?

How It Works

Simple. Structured. Specific.

1
Submit your question
Through your HotelIntel dashboard. Describe the context โ€” the more specific, the more useful the answer. Include your data if relevant.
2
Routed to the right person
Development, opening, and pre-opening questions go to the Development Team. Operational questions go to the Operations Team. Revenue, distribution, and marketing questions go to the Commercial Team.
3
Answered within 48 hours
A specific, actionable response โ€” not a generic framework. If the question requires a follow-up, one is asked. This is not a FAQ engine.
